PRIMARY FUNCTION:  The Facilities and Grounds Director is responsible for administering regular safety inspections, supervising maintenance staff, maintaining a current inventory of supplies and equipment, assisting with the operation of critical building systems, and responding to emergency maintenance requests. 
RESPONSIBILITIES:
1. Provides leadership for the recruitment, professional development, supervision, and evaluation of Maintenance Technicians.  
2. Responsible for unlocking/locking Canton Campus buildings during college business days and during events outside of normal hours of operations.  
3. Respond to emergency maintenance requests as authorized.
4. Conducts snow removal and pavement treatment on parking lots, roadways, and sidewalks, on the Canton Campus, to maintain the safety of students, employees, and guests of the college.  
5. Maintains the exterior of the College, including lawn mowing, cultivating flowers and trees, seeding, and spraying.
6. Performs routine inspections of facilities to identify maintenance issues, determine the cost of repair, evaluate and prioritize maintenance items, and coordinate and/or perform necessary repairs.
7. Assists the Chief Operations and Safety Officer with construction, repairs, and renovations of the buildings and grounds.
8. Assists the Chief of Operations and Safety Officer in scheduling and completing all annual inspections (Health Life Safety, alarms, fire extinguishers, elevators, etc.).
9. Assists the Chief Operations and Safety Officer with fleet administration and maintenance.
10. Set up and supervise a system for keeping records of maintenance schedules for all equipment.  
11. Assign and monitor the progress of facilities' work orders.
12. May enforce College parking and traffic rules and regulations.
13. Assists with the maintenance and operation of critical building systems such as fire alarms, security, energy management, heating and cooling systems, electrical distribution, and water and sewer systems.  
14. Responsible for contacting proper service or repair personnel to repair equipment unable to be serviced or repaired by maintenance staff.
15. Performs regular safety inspections, or schedules inspections, regarding geothermal heating and cooling systems, doors, emergency lights, fire extinguishers, and all other mechanical systems.
16. Maintains a current inventory of all supplies, equipment, and hazardous waste for disposal.
17. Provides direction to and oversees maintenance technicians.  
18. Assists Chief of Operations and Safety Officer in overseeing the responsibilities of custodial services.
19. Performs the intra-campus mail courier route regularly including but not limited to Gathering mail from the Canton Campus's mailroom and Bookstore to begin the delivery route; Gathering and delivering textbooks or other classroom materials from the College Book Store at Canton to other College campuses; Assisting the Facilities Office with retrieval and delivery of equipment at each of the College campuses.
20. Serves as a backup to the Chief Operations and Safety Officer.
21. Performs other duties as assigned by the supervisor.
SUPERVISORY RESPONSIBILITIES:This position supervises all Maintenance Technicians.  
MINIMUM REQUIREMENTS FOR ELIGIBILITY:  To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The requirements listed below are representative of the knowledge, skills, and/or abilities required.  Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions. 
1. High School diploma or equivalent with proficiency and demonstrated knowledge and expertise in the basic techniques of electrical repair and maintenance, carpentry, and grounds maintenance. An associate degree or bachelor's degree in related field is preferred.
2. Ability to read basic operating instructions and write reports.
3. A current and valid Illinois State Driver's License and a satisfactory personal and/or professional driving record is required.
4. Experience designing and implementing preventative maintenance programs.
5. Three to five years of maintenance is required, preferably in a community college setting.  Supervisory experience preferred.
6. Knowledge of construction methods and standards, buildings and ground care, maintenance, and inventory control is required.
7. Possession of Illinois Pesticide Applicators License with Turf or Right of Way endorsement preferred or the ability to obtain Illinois Pesticide Applicators License.
8. The ability to work as a member of a team is required.
9. Must possess organizational abilities and superior interpersonal, oral, and written communication skills.
10. Ability to add, subtract, multiply, and divide.  The ability to compute rate, ratio, and percent and to draw and interpret bar graphs is preferred.
11. The ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals and write routine correspondence is preferred.  The ability to speak effectively before groups is preferred.
12. Ability to define problems, collect data, establish facts, and draw valid conclusions; ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists; ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form is preferred.
13. Ability to manage multiple and competing priorities; deal with conflict appropriately; withstand pressure and remain calm in tense situations, accurate; flexible; dependable; responsible; promotes teamwork; demonstrates a positive attitude is preferred.
PHYSICAL DEMANDS / WORK ENVIRONMENT:  The physical demands and work environment described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.  Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions.
Physical demands for this position include the ability to regularly sit, use hands and fingers, talk and hear.  This position requires extensive standing, walking, reaching, kneeling stooping/kneeling.  Vision requirements for this position include close vision including the ability to view text from a computer monitor.  This position requires some driving, the majority of which is within the College district.  This position requires the ability to lift and carry weight up to fifty (50) pounds without assistance.
The work environment for this position includes indoor and outdoor environments with extremes in temperature and noise.  The physical risks may include moving mechanical parts, precarious heights, and limited risk of electric shock.
